Market analysis by estate agent comparison site, GetAgent.co.uk, reveals how much money homebuyers need to spend to live in the same location in which their favourite TV programme is set, from the affordable surroundings of Game of Thrones, to the pricey stomping ground of the late Inspector Morse. 

GetAgent.co.uk analysed the current average house price in the local authority areas that serve as the settings or real life filming locations for eight massively popular TV programmes, before analysing how the prices have increased in the past year, and how much they’ve increased since the first episode of each programme aired. 

Game of Thrones top for affordability

Of the eight locations, the most affordable house prices are found near Castle Ward, County Down, which serves as the real-world location for the fictional setting of Winterfell in HBO’s Game of Thrones. The castle is located in Northern Ireland’s Newry Mourne & Down local authority area where the current average house price is £186,646. 

Inspector Morse most expensive

At the other end of the spectrum, the most expensive TV location is the city of Oxford where the late Inspector Morse lived and worked in the eponymous cosy police drama. The average house in this historic city currently costs £482,715.

Inspector Morse also tops the list when it comes to annual price increases with the average Oxford home now 4.4% more expensive than it was a year ago. 

This is followed by Hitchin, Hertfordshire, which serves as the fictional town of Parminster in Dr Foster, where prices have increased by 3.4%; and then it’s the city of Bath and its surrounds which are home to the bright young things of Bridgerton and where prices have increased by 2.8% on the year. 

House price growth since each show aired

Morse once again tops the list when it comes to house price increases since the first episode of each TV programme aired. 

The first episode of Inspector Morse aired in January 1987 when the average house price in Oxford was £51,118. Today, it is 844.3% more expensive. 

Port Isaac, Cornwall, serves as the town of Portwenn in Doc Martin, the first episode of which aired in September 2004. At that time, the average local home cost £180,749. Today, it is 70.6% more expensive at £308,267. 

Close behind is the local authority area around Highclere Castle, Hampshire, which serves as the setting for Downton Abbey and where today’s average house price of £358,977 is 70.3% higher than it was when the first episode aired in September 2010. 

County Down’s prices have increased by 48.3% since the first episode of Game of Thrones aired in April 2011; Hitching, Herefordshire has seen prices increase by 37.8% since Dr Foster first aired in September 2015; and Wye Valley, the seeing for Sex Education, has seen prices increase by 26.8% since the show first aired in January 2019. 

The real-life location of Bridgerton has seen price rises of 19.9% since the first episode landed on Netflix in December 2020; and finally, prices around Hatfield House, Hertfordshire, which serves as Marlborough House and Windsor Castle in The Crown, have increased by 13% since the show began in November 2016.

Co-founder and CEO of GetAgent.co.uk, Colby Short, commented:

“We’ve all thought about upping sticks and moving to our favourite TV towns at some point and with so many top shows filmed right here in the UK, the idea isn’t as crazy as it might seem. 

However, It could cost you more than you might expect, with all but Game of Thrones coming in with a considerably higher average house price than the national average. 

That said, it’s interesting to see that these famous filming locations have all largely held their own in the last year when it comes to house price growth, despite the wider economic landscape. What’s more, they’ve also seen a considerable level of house price appreciation since their respective on screen portrayals first aired.”

    A new site manager has won a coveted industry accolade just a year into the job, aged just 26.
    Ben Taylor, from Sutton Coldfield, was appointed site manager at Bellway West Midlands’ Green Oaks development in Hednesford last year.


    This time spent learning the job has now paid off, with Ben – who started as an apprentice carpenter after leaving school – being named as a winner of the National House Building Council’s Pride in the Job Quality Award.

    He is one of just 444 site managers chosen from around 8,000 across the UK to be recognised in the competition.


    Ben said: “Hopefully this will be the first of many awards I can win as I lead the site team here at Green Oaks. Sheer hard work, long hours and persistence has led me to achieve this award. It’s been the highlight of my career so far.”

    Focusing on the needs of customers has been a key part of Ben’s success at Green Oaks, where around 60 per cent of the 74 homes have now been built.


    “I think one of the best parts of the job is getting good feedback from the customers through survey feedback,” Ben said. “We want customers to benefit from the quality of houses we build so it’s always important to have their needs in mind, even when we’ve just started building and houses haven’t gone on sale yet.
    “Green Oaks was one of the first Bellway sites to roll out Google Nest products and customers love this technology in their home. Many mention how it is user-friendly and easy-to-use in their survey feedback.
    “It’s been an absolute privilege to lead the team here at Green Oaks and deliver state-of-the-art and progressive homes. This Quality Award motivates me even more to complete the development to the best of my ability while continuously improving my skillset as a site manager.”


    Ben also hopes his early career success might inspire others to follow his path into the construction industry, where he says he benefitted enormously from learning from others on site.
    He said: “I worked for Bellway in assistant roles for four years so I have got to shadow other site managers leading various trade teams and got to know my colleagues. I grew in this role and that helped me to carve my own path and make the site manager role my own.


    “I now manage 60 to 70 people on site. I’d had experience leading teams before so this aspect of the job didn’t overwhelm me – I just ran with it. I’m fortunate enough to work with an amazing team.
    “I hope to inspire those at school or college who are considering a career in construction that you can achieve so much in such a short space of time and progress really quickly. You don’t necessarily have to be in construction for over 10 years to win accolades.”


    Ben is one of four Bellway West Midlands site managers to win Quality Awards this year. The others are Lee Aston, from Cecilly Mills in Cheadle, Paul Edwards, from The Spinney in Shrewsbury, and Jamie Smith, from Hatton Court in Hatton, Derbyshire.

    Customer satisfaction in the construction industry has reached an all-time high in recent years of 82% compared to the previous 77%. But defining customer service in construction isn’t as straightforward as you would believe and ensuring high service, with quality materials, can be more complicated than in other industries.

    Essentially, you still need to deliver on the promise you made when quoting for the contract, ensuring each aspect of your work and how you and/or your team and subcontractors provide the service. By definition, customer service within construction is;

     “the Project Owner’s perception of the degree to which the Project requirements have been fulfilled”.

    So where do you go from here, and how should you improve your customer service for all round satisfaction throughout any project?

    Customer Centric

    While the phrase “the customer is always right” is outdated and often false on many levels, that doesn’t mean you should take charge and walk over any suggestions the customer might have for the work they require. While they may not know a lot about the industry or how to bring things to life, they will still have ideas and suggestions, and instead of ignoring them and brushing them off, listen to what they have to say and what it is they want then talk them through their options for this, how it would work if it’s possible and what this would look like completed, if you have better alternative suggestions you can give them these on top of their wishes so they have all the information to hand to make the right decision. If they can visualise it, they can understand it better and know the implications in the future.

    Use Quality Materials

    It goes without saying that cutting corners on materials can lead to a poorer finish, lower satisfaction rates and a higher risk of failure, problems or issues down the line. And while margins are undoubtedly tight in the industry, taking chances with untested or unknown parts or those not finished to the highest spec can be a bad decision all around. Choose HVOF for metal fixtures and fittings for a longer lifespan, higher quality and improved performance for your parts; avoid substandard products or untested parts that can cause problems down the line. You can still remain competitive without cutting corners on material costs.

    Don’t Over Promise

    It can be tempting to beat your competitors to the post and win the job, but failing to deliver on your promises, missing deadlines, subpar quality finishes and using untrained workers can be detrimental to the completed work and your reputation.

    Be realistic about what you can offer and why, and give yourself a reasonable timeframe – “in time, not on time” Your experience should be able to determine this for you and be honest at every step of the process. While you may not have the most exciting offer, a realistic one with a job completed well and on time is preferable for every customer.

    Be Upfront

    One of the main complaints in the construction industry is that someone goes back on their word or that communication is poor. If there will be issues, complications or extensions to work, be honest and tell the customer. If it will take weeks because you are extremely busy and not the one week you quoted, tell them not to flake out or rush the work to get it done on time and below standards. Suppose there are issues with the works, delays on parts or supplies, or you need to adjust the quote, tell them right away instead of hiding it or leaving it as a nasty surprise in the final invoice.

    Be Professional

    While the customer is rarely right, never mind always right, it doesn’t mean you shouldn’t still be professional and offer them exceptional service. These days people are quick to complain about anything and everything, while compliments aren’t as forthcoming. Be professional and courteous at all times, talk to the customer, make them feel included and answer any questions or concerns with honesty and sincerity. While you might not be a miracle worker, by being honest and open with them and offering a polite and efficient service, they will be more at ease with you and be less likely to find fault if they feel heard and understood throughout the process.

    Customer service is not as straightforward in construction as it is in other industries, but that doesn’t mean it’s less important, far from it; it just means that you need to know how you can make the best impression the first time and through the job to help customers feel confident they have picked the right person for the job.

    Climate change is driving extreme weather events across the globe. However, Australia faces unique challenges due to its diverse landscapes and the fact that it’s surrounded by several seas and oceans. In 2022, all but one Australian territory was affected by natural disasters. Here, bushfires and heatwaves are annual events, although flooding is also on the rise.

    Now that extreme heat and flooding events are the rule rather than the exception, more Australians than ever are pushing for improved standards in resilient building design.

    The Damage That Flooding Causes

    In southeastern Australia, long-lasting periods of heavy rainfall have been known to cause rivers to burst their banks. In coastal areas, tropical cyclones and high tides can lead to devastating seawater surges.

    Sadly, flooding planning controls aren’t heavily enforced across Australia. In fact, only 3% of Australian homes are categorised as being in high-risk flood areas. This means that the vast majority of residential properties in the country aren’t subject to building controls.
