Panattoni, the largest logistics real estate developer in the UK and Europe, has secured planning consent for a 200,000 sq ft speculative logistics development in Crawley.

Crawley Borough Council has approved Panattoni’s planning application for Panattoni Park Crawley, which comprises two facilities of 134,012 sq ft and 65,660 sq ft on a 10-acre brownfield site on Fleming Way in the established industrial area of Manor Royal Business District, close to Gatwick Airport and junction 10 of the M23.

They will provide direct access to the affluent consumer markets of London and the south east. Manor Royal is a proven last mile and distribution location, with occupiers including Amazon, DPD, Evri, Parcelforce, Royal Mail, UPS and Yodel. Grocery occupiers include Ocado and Tesco.

Panattoni is expected to start construction at the end of September 2023 with a 12-month programme of demo and build, the speculative development is expected to reach practical completion in Q4 2024.  The facilities will be built to a BREEAM sustainability rating of ‘Excellent’ and an EPC rating of ‘A’, with many sustainability features, such as electric vehicle charging points and 15% roof lights, incorporated into the development.

Panattoni Park Crawley will be the third development start for Panattoni this year south of London, joining a 452,469 sq ft last-mile logistics development at Burgess Hill and a 268,063 sq ft development in Brighton.

David McGougan, Development Director at Panattoni, said: “Panattoni hopes to commence construction Q4 2023 and this will be the third site development in the southern sites we have commenced in the last 3 months, reflecting our confidence and strength of the south coasts’ logistics market.

This location within the Manor Royal Business Park offers tenants excellent place to service London and south east markets”.

Prologis UK, the leading owner and developer of logistics property, has completed a £240m portfolio of development across London and the Midlands, bringing 627,724 sq. ft. of prime new logistics space to the market across, three strategically located sites with a further 62,537 sq. ft. comprehensively refurbished in Birmingham’s strongest market.

The construction projects at Prologis Park Midpoint and Prologis Park Bromford Gate, both located in Birmingham, and at Prologis Park West London and Prologis Park Brooklands in Weybridge exemplify the business’ continued commitment to providing market-leading logistics property.

  • VolkerFitzpatrick’s proactive approach to addressing fuel wastage has resulted in a best practise approach in the use of generators in the construction industry.  
    • Through insights provided by Invisible Systems, the company successfully implemented measures to reduce fuel waste by a third (34%). 

    VolkerFitzpatrick, one of the UK’s leading engineering and construction companies, has successfully reduced fuel wastage by a third (34%) on its Magna Park construction site in Corby, Northamptonshire. This remarkable achievement was made possible through the installation of fuel monitoring systems provided by Invisible Systems, a leading Manchester-based Internet of Things (IoT) solution provider. Following the highly successful trial, that also resulted in considerable savings in costs and reductions in carbon emissions, the monitoring systems have been permanently implemented and usage recommendations have been shared across other divisions within the VolkerFitzpatrick business portfolio. 

    Magna Park in Corby, Northamptonshire is one of the UK’s largest dedicated logistics and distribution parks, with VolkerFitzpatrick responsible for construction. Invisible Systems’ intelligent I-System monitoring solution was installed, to deliver data and insights on energy usage on site, together with the company’s energy management system Eco Lync. Eco Lync intelligently switches off your non-essential assets when the demand for energy spikes, subsequently reducing carbon emissions and saving on business costs.  

    VolkerFitzpatrick was then able to analyse the performance data from the systems to identify unnecessary fuel usage, with a focus on reducing fuel wastage. This in turn, led to the implementation of a range of improvements both on site and to their supply chain to ensure the plant is performing at its most optimal.  One example of this is the monitoring discovered that there were more than 300 litres of fuel being used over the weekend when nobody was on site. Therefore, the on-site team, with the support of Invisible Systems’ partner Sunbelt Rentals optimised EcoLync to ensure all power to the heating and hot water would be switched off during evenings and weekends. 

    During the trial phase, VolkerFitzpatrick saved an average of 550 litres of fuel per week and reduced on-site weekly fuel consumption by 34%, driven by a massive 89% reduction in overnight fuel usage and a 40% reduction in weekend fuel consumption. This led to a financial saving of hundreds of pounds weekly and a substantial weekly carbon reduction of 1.26 Tonnes of CO2e.  

    Following the trial, VolkerFitzpatrick has continued to use the systems and in addition, VolkerFitzpatrick has recommended monitoring should be used on all projects with a battery storage unit and Eco Lync going forward.  

    Jamie Robertson, CEO of Invisible Systems, highlighted the significance of monitoring energy consumption from the construction stage, stating, “Working with our client’s means giving them data and insights that can then lead to proven results –ultimately saving them money and contributing to cutting carbon emissions. Both things of increasing importance to the industry, especially given the need to provide Scope 3 emission reporting to clients.”

    Canmoor has appointed Muir Construction as the main contractor to deliver the £25m brand new speculative development at Westway, next to Glasgow Airport.

    Works have now commenced on the 13-acre site, which will consist of two high-quality industrial/ warehouse units of 86,630 sq ft and 202,230 sq ft, to be known as “Westway 90” and “Westway 200” respectively. The larger unit will be capable of being split into two units of 91,110 sq ft and 118,140 sq ft.

    The construction process will take between twelve and fifteen months, with completion of Westway 90 scheduled in Q3 of 2024 and in Q4 for Westway 200.

    Gregor King, Canmoor’s Asset Manager at Westway said: 

    “We are pleased to see Muir Construction start works here at Westway. We look forward to bringing this “best in class” sustainable development opportunity to the market over the next year or so. We anticipate strong demand for the space due to the quality of the buildings being developed and the continued strength of the industrial and logistics market in the west coast of Scotland.”

    The units will be of steel portal frame construction, with eaves heights of 12.5m. Each will feature ample dock leveller loading bays and also provide high quality offices. There will be dedicated car parking, generous HGV parking and extensive yards space, up to 50 metres deep.

    Each unit is designed as all electric, targeting BREEAM “Excellent” and EPC ratings of “A”. Further green credentials include electric car charging points, provision for PV panels and air source heat pumps. This all combines well with further ESG initiatives across the entire estate.

    The development will provide quick and direct access from Westway to Junction 28 of the M8, via the recently opened Barnwell Street Bridge, as well as to Glasgow Airport and the Advanced Manufacturing Innovation District Scotland (AMIDS). It will be adjacent to the recently opened Filshill distribution centre and has the potential to attract further new businesses and bring employment opportunities to the area.

    BECOSAN® has announced the successful completion of the UK’s largest strip out, demolition, and refit project at the former GAP Warehouse in Rugby. 

    This milestone accomplishment culminated with the property being leased by retail giant Sainsbury’s, marking one of the most substantial single property deals of the year. 

    In a collaboration with Sunrise Real Estate Limited and Total Project Integration, BECOSAN® played a pivotal role in delivering this monumental project, encompassing 661,000 sq. ft. (60,000 m2). Sunrise Real Estate, the owner of the industrial building, orchestrated a comprehensive refurbishment of the property, which has now been officially handed over to Sainsbury’s Supermarkets Limited. 

    Sunrise Real Estate’s strategic acquisition of the property from Gap Inc. in September 2022 marked the beginning of an ambitious revitalisation initiative. The project was successfully completed within a two-month timeframe thanks to the dedicated efforts of all involved stakeholders. 

    This transformational endeavour involved a complete renovation of the Rugby 661 site. The renovation project, overseen by Total Project Integration (TPI), included innovative pavement enhancements through the application of the cutting-edge BECOSAN® treatment.

    BECOSAN® project director Martin Kerrigan and treatment coordinator Oliver Sanz Wittrowksi were involved in the project, which is one of the largest the company has undertaken.

    Martin said: “We are thrilled to have worked on this project, which has been an outstanding effort for all involved. The building has been comprehensively refurbished to an exceptional standard and it is great to see the BECOSAN® treatment being applied to a site of this scale.”

    GLP recently announced the completion of a major solar photovoltaic roof installation at G-Park Zevenaar.

    G-Park Zevenaar is a 133,000 SQM logistics complex, and represents a major development in renewable energy by GLP Europe.  G-Park Zevenaar is a significant solar PV project for the Netherlands. The logistics complex will house a vast roof-mounted solar PV system with a total installed capacity of 16.2MWp. It covers an area the size of 21 football pitches and will save 4,629 tonnes of CO2 in the first year and an anticipated 78,227 tonnes of CO2 across a 25-year period.

    G-Park Zevenaar is located at the business park 7Poort, located in the established and strong logistics  region of Arnhem – Nijmegen which is ranked 5th in the Dutch Logistics Hotspot Ranking 2022. The site is located closely to the German border and along the main transport corridors connecting Rotterdam and Amsterdam to the European markets.

    G-Park Zevenaar has been constructed to BREEAM Excellent principles and the use of PV has enabled the project to be certified as BREEAM Excellent.  In addition, the energy generated will be exported to the grid and part of it will be diverted to the tenant for on-site consumption. Throughout the installation and construction process, measures have been taken to protect indigenous birds and plants, benefiting local nature.

    Network Space has secured planning permission for a 128,000 sq. ft warehouse, incorporating headquarter style office space, at Estuary Commerce Park in Speke.

    Network Space submitted a planning application towards the end of last year for the development on a site that was formerly the home of the first Liverpool Speke Airport which closed in the 80s, it now lies adjacent to Liverpool John Lennon Airport.

    Low carbon energy,  sustainability and wellbeing are integral to the design of the unit which will be delivered to BREEAM Excellent standard. To support this, the unit will feature solar panels, electric vehicle charging and staff welfare areas in a high quality landscaped environment (including a net increase of 98 trees on site).

    Simon Eaton, senior development manager at Network Space, said: “This proposal will make a positive contribution to economic growth and regeneration, attracting inward investment and job creation into Merseyside. It allows for a wide range of uses within contemporary and flexible space.

    “Just as importantly, we have pushed the sustainability credentials on this scheme, maximising tree planting on site and creating a highly attractive working environment.”

    The 6.7 acre site is located on the Estuary Commerce Park at Speke, which is approximately six miles to the south of Liverpool city centre and lies alongside Speke Road. The business park is accessed via Speke Boulevard (A561), providing excellent connectivity to the M62, M57 and M56. 

    It is recognised as one of Liverpool City Region’s premier locations for a wide variety of business occupiers which enjoy a low density setting, superb infrastructure and a location at the hub of a new integrated road/rail network.

    This site is allocated for industrial and business use within the Council’s Local Plan and it is one of the final plots of the employment development at Estuary Business Park, which is already home to a wide range of international businesses.

    Network Space is the proactive industrial investment and development company behind a number of key North West projects including the Glass Futures development in St Helens and the £45million Broadheath Networkcentre in Altrincham where 206,000 sq ft of prime industrial development is currently being delivered across 25 units.

    Leading developer Stoford has submitted a planning application for works at Worcester Six Business Park on the southern side of the site.

    If Wychavon District Council’s planning committee approves the application, it will mean Stoford can begin extending the estate road from the existing business park through to a new access point onto the B4636 Newtown Road.

    Edward Peel, Stoford Director, said: “Following the outline planning application approval for the extension to Worcester Six which was granted in December 2021, we are delighted to announce that a detailed application has now been submitted for the road and infrastructure works.

    “We are in the process of discussing the works with contractors, which will enable us to start the works immediately upon approval.

    “Extending the business park has always been part of the long-term strategy. It promises to be another important milestone as we attract new occupiers who want to join other successful national and international businesses that are making a critical contribution to the local economy.

    “Our strategy to submit planning and start the works is due to the continued occupier interest in the site and we look forward to making further announcements in due course.”

    An extension has always been part of the Worcester Six Business Park plans, which is included in the South Worcestershire Development Plan.

    When phase two is complete, it will provide up to a further 680,000 sq ft of floorspace on 61.18 acres of land, adjacent to Newtown Road.

    The developer is also safeguarding and improving the green space at Worcester Six. It has worked with Worcestershire’s Green Infrastructure (GI) Partnership to create a long-term GI Concept Plan, which will see Stoford putting aside 40% of the site for natural habitats and landscaping, in addition to on-plot landscaping.

    Worcester Six Business Park is home to a number of major national and international companies, including Siemens, Spire Healthcare, Kimal, Kohler Mira, ZwickRoell, Alliance Flooring Distribution and IONOS. Once fully developed, it will provide about 2.1 million sq ft of accommodation.

    The UK’s leading owner and developer of logistics property, Prologis UK, recently saw the opening of Royal Mail’s largest automated parcel facility at Daventry International Rail Freight Terminal (DIRFT).

    Spanning 53-acres and totalling 840,000 sq. ft. of warehousing space, Royal Mail’s Midlands Super Hub is the latest milestone in a significant growth and development programme currently being progressed at DIRFT. Once fully operational, the Super Hub has the capacity to process 235 million parcels a year, with the site benefitting from an integrated rail link to support intermodal deliveries. 

    DIRFT investment continues with Practical Completion of DC628 and DC327

    Royal Mail’s Midland Super Hub joins a total of almost 1.5m sq. ft. of logistics real estate investment on site, with DC6 and DC7 for Warrens Group now fully operational, and speculatively built DC628 and DC327 recently reaching practical completion.

    The new builds are symbolic of Prologis UK’s outstanding commitment to high quality, sustainable development – achieving a BREEAM ‘Excellent’ rating as well as EPC ‘A’ rating and being net zero in construction. DC628 and DC327 highlight Prologis UK’s iterative approach to improving design, featuring roof garden spaces to enhance employee’s work experience with an amenity area focused on wellbeing. Second-tier windows above dock doors, designed to increase natural daylight and provide the option of adding a mezzanine floor. Both units are two of the first units to be all electric, with energy generated from solar PV array.

    Continued focus on DIRFT user’s welfare with new HGV parking facilities

    Alongside new distribution centres, Prologis UK has further invested in the creation of 130-bay lorry park to provide HGV drivers servicing the park with free, safe, and well-maintained facilities. The new development ensures that HGVs no longer need to park on surrounding roads, enhancing driver welfare and reducing traffic build up.

    The new area lorry parking provides users with high quality amenity facilities to cater for overnight stays, alongside 24/7 security monitoring by DIRFT’s onsite team and police community support officers.

    Investing in next generation talent and employment

    The Hub at DIRFT is a purpose-built training and recruitment facility that delivers job training and career development through the Prologis Warehousing and Logistics Training Programme (PWLTP). The programme, which launched in 2021 recently reached a significant milestone by delivering over £22m of social value through the delivery of courses to people looking to enter the logistics sector. Almost 1,000 people have undertaken free training courses as part of PWLTP, helping match candidates with a wide range of quality roles available at Prologis’ customers at DIRFT.
